Greece introduced a dedicated Digital Nomad Visa for non-EU/EEA/Swiss nationals in September 2021 under Law 4825/2021, permitting remote workers employed or self-employed for clients/employers entirely outside Greece to reside legally for up to 12 months, convertible to a 2-year renewable residence permit. As of 1 January 2024, applicants must obtain the initial visa from a Greek consulate abroad before applying for the in-country residence permit. EU/EEA/Swiss citizens are excluded from the scheme as they hold free-movement rights and register through standard EU-citizen procedures.

Law 4825/2021 (in force 4 September 2021) introduced 'digital nomads' into the Greek Immigration Code. Non-EU/EEA/Swiss nationals who work remotely — as employees or self-employed/freelancers — exclusively for employers or clients based outside Greece are eligible. No right to Greek local employment or business activity is granted.
Applicants must demonstrate a minimum net monthly income of €3,500 (after tax). This rises by 20% for a accompanying spouse or partner and by 15% per dependent child. Proof of remote employment/freelance contracts, valid passport, clean criminal record, and health insurance covering Greece are also required.
The initial Digital Nomad Visa is valid for up to 12 months and is issued via fast-track by the Greek consulate in the applicant's country of residence. Before expiry, holders may apply to the Ministry of Migration and Asylum for a 2-year Digital Nomad Residence Permit, which is renewable. Since 1 January 2024, the consular visa step is mandatory before applying in-country.
Law 4825/2021 also introduced a non-domicile tax regime for qualifying digital nomads who establish Greek tax residency (staying 183+ days per year): a 50% reduction on Greek income tax applies for up to 7 years, provided the individual was not a Greek tax resident in the prior 5 of 6 years.
Greece's investor-residency (Golden Visa) programme grants a 5-year renewable residence permit with no minimum-stay requirement. As of 2026, tiered real estate thresholds apply: €800,000 in high-demand zones (Attica/Athens, Thessaloniki, Mykonos, Santorini, islands with population >3,100); €400,000 (min. 120 m²) in other regions; €250,000 for commercial-to-residential conversion or restoration of heritage properties. Short-term platform rentals (e.g. Airbnb) of Golden Visa properties are expressly prohibited under penalty of permit revocation and a €50,000 fine.
EU/EEA/Swiss nationals are excluded from the Digital Nomad Visa but enjoy free movement under EU Treaty rights; they register with local authorities, obtain a Greek Tax ID (AFM) and Social Security number (AMKA), and may operate as self-employed or freelancers without a special visa.
